Meet our Managers – Justin Kornrumpf, Property Manager
Justin Kornrumpf joined Corporate Realty as an Assistant Property Manager in 2012 and was named a Property Manager in 2013. Justin graduated from Louisiana State University with a Bachelor of Science degree in Finance. He is currently seeking his CPM accreditation and his Louisiana Broker’s license. Justin manages approximately 500,000 sf of retail commercial space across the state of Louisiana including the Lake Charles Power Center, the Monroe Center and St. Landry’s Plaza in Opelousas.
CRI: What do you do as a Property Manager?
Justin: My job is to take care of a Landlord’s property as I would my own house. The properties I manage are extensions of me, and I do everything to make sure that the Landlords achieve their financial goals with the property.
CRI: What is one of the first things you do when you get a new assignment?
Justin: With a strip center, the sheer number of patrons visiting the property can create some complications so you have to ensure that all of your visitors remain safe during their visit to the property. One of the first things I do with a new project is to walk the property to become familiar with it and meet with all of the different users of the center. These meetings allow me to better identify what expectations the tenants have and also aid in identifying any potential hazards that may exist at the property.
CRI: In addition to identifying and reducing potential liability issues, what else do you do as a Property Manager?
Justin: As an administrator, we keep track of all of the details that go into running a retail center such as making sure the rent comes in on time, bills are paid and confirming that vendors provide the services they are supposed to at the best possible prices. In addition, we look to maximize the center’s revenue streams for the Landlord. We examine items like potential expansion, improving visibility, creating efficiencies and working with the leasing agents to make sure that vacant spaces get filled quickly.
CRI: What are some of the biggest challenges about being a Property Manager?
Justin: There are always lots of different personalities in a center between the tenants, vendors, patrons and everybody else who uses it. One of the challenges a property manager faces is resolving conflicts between users before they become problems and bring all of these differing views into a cohesive unit.
CRI: What do you like most about being a property manager?
Justin: As a property manager with such a large portfolio, I have had all sorts of experiences that I have been able to learn from which is one my favorite parts about the job. I have worked with a variety of contractors such as concrete companies, electricians and plumbers that have each taught me about how different systems work and how they come together.
