Property Manager

New Orleans, LA | Property Management | Full Time

 

Position Description

Corporate Realty, Inc., a leader in commercial real estate, is seeking a Senior Commercial Real Estate Property Manager to oversee a 600,000+ sf Class A office building in the New Orleans area.

This individual is responsible for maintaining a first-class property and delivering services for such while maximizing revenue returns in accordance with the Owner’s goals and objectives. The General Manager shall report directly to the Director of Asset Management and supervise a staff consisting of a Chief Engineer, 4 maintenance engineers, and 3 administrative support staff.

The activities listed below reflect the general duties performed in this role:

 

Essential Duties and Responsibilities

  • Hands on management of day-to-day activities including team building, engineering oversight, tenant relations, financial budgeting and reporting, vendor relations, and lease administration.
  • Oversight of all tenant improvements and capital improvement programs.
  • Ensure property management standard operating systems and procedures are met, ensuring specific performance benchmarks are set for the property.
  • Develop close working relationships with tenants at all times.
  • Analyze current vendor contracts for the asset, recommend modifications, ensure competitive bidding processes are met to ensure the property is always maintained in first class condition.
  • Ensure adherence to all lease agreements and management agreements.
  • Annual budgeting and forecasting.
  • Annual tenant reconciliations.
  • Ensure accuracy of all monthly financial owner reporting, which includes balance sheet, income statements, aging reports, rent roll, etc.
  • Oversight of all tenant billing including rent step ups, ancillary charges, and monthly utility usage.
  • Manage risks on an ongoing basis through physical inspections of the property as well as security procedures and team.
  • Assist leasing representatives in marketing and leasing the property.
  • Approve lease abstracts, final lease commissions, and final lease commencement letters for term and rent commencement.
  • Add value to properties by increasing income and controlling expenses while maintaining the asset in a first-class condition.
  • Manage the physical maintenance of the property in accordance with all applicable laws, ordinances, and codes.
  • Supervision of all maintenance programs relating to interior and exterior condition and appearance of the property.
  • Maintain and enforce security, life safety, and emergency procedures at the property, including fire drills and other emergency training with staff and tenants, as necessary.
  • Provide direction, leadership, management, and performance feedback to Engineering and Administrative staff.

  • Minimum of 5+ years of commercial property management experience
  • Bachelor’s degree in management or finance preferred OR
  • CPM® or RPA preferred
  • Active Louisiana real estate license
  • Knowledge of Microsoft Office (Word, Excel, PowerPoint, and Outlook)
  • Knowledge of Yardi software is preferred
  • Strong leadership and motivational abilities
  • Exceptional communication skills and ability to interact with wide range of people
  • Attentive to detail, action result oriented
